Are You Fire Safety Educated?

Majority of fire mishaps are preventable. By adhering to the strict guidelines of Regulatory Reform (Fire Safety) Order 2005, any responsible individual can keep a workplace and other commercial buildings safe from a probable fire break out. In England, every year approximately £60 million is spent behind rescue services caused by fire. Fire prevention is one of the major attributes of fire departments. The objective is to educate commoners to prevent a probable fire mishap.

But before we start, we should be aware of the three elements that cause a fire to explode:

  • Any source of ignition like electrical equipments, cigarettes, match-sticks, heaters, naked flames and lighting
  • Fuel- paper, wood, waste materials, packaging materials, wooden furniture, plastic, rubber and foam
  • Oxygen- widespread everywhere

The person entrusted with fire risk assessment of an office or a commercial/public complex, should be quite responsible at the foremost. A fire safety knowledgeable person should first locate the factors that might cause a probable ignition and maintain fire safety measures. He/she should maintain an advanced fire risk evaluation system and execute adequate measures to lessen the damage caused by a sudden fire explosion. Few essential guidelines to follow fire safety:

  • Do not forget to test smoke detectors and fire alarms every month: these devices make the occupants aware of a possible fire. It should have a loud and distinct sound easily perceptible.
  • Maintain an escape plan: Routes – the emergency escape routes should be well implemented and it should be accessible at any time without any obstruction. A substitute way should also be there. Protection – these routes and alternative ways should be out and out fire protected with emergency fire doors. These escape routes should provide a safe assemblage for people. Also highlight the escape routes and emergency fire exits with lights and signs for people to recognize readily.
  • Carry out fire risk assessment responsibly. These essential steps make your fire risk assessment complete: Firstly, recognize the factors that might cause a fire mishap and in this context what might burn. Secondly, identify the people at maximum risk. Thirdly, execute emergency getaways and minimize threat. Fourthly, do maintain a documentation of the risks and the measures implemented. Have a clear action plan for fire protection and make others aware what they need to do in an outbreak without panicking.
  • Analyze your evaluation on a frequent basis. Make sure that the assessment keeps a track of all the changes implemented.
  • Keep frequent fire extinguishers. You should be aware that there are three types of extinguishers. Water, dry powder or foam and carbon dioxide fire extinguisher. Water fire extinguisher extinguishes the fire on wood, cloth and paper. Dry powder or foam extinguisher puts out the fire on combustible liquids. Carbon dioxide extinguisher douses the fire on electrical stuffs.

All of the measures mentioned above should be secure, unfailing, efficient and effectual for immediate use. By following few of these essential key points, one can safeguard a possible fire hazard and can preserve loss of lives and property as well.


Fire Risk Assessments and Emergency Lighting

How often do you check your emergency lighting ?  If you have emergency lights installed you must have them checked, tested and serviced on a regular basis. All to often we discover when carrying fire risk assessments that this very important point gets overlooked.  Emergency lights should be strategically placed in areas were there is no natural light to illuminated an escape route. Very importantly they should be installed in areas were the floor level changes and of course on stairways. Check your escape routes

It is a very important part of fire safety to check your escape routes on a regular basis. We come across this problem time and time again when we are caring out fire risk assessments for clients .

Items get left in escape routes ?
Well a cycle left in a corridor wont be a problem will it ?
After all we can all walk around it cant we ?
No. Not if the gangway is full of smoke and your are all chocking to death and the cycle has fallen over and everyone is falling over it in a mass panic to get out ?

Our fire risk assessors come across problems like this all the time. Make sure your gangways are kept clear. If this has been brought up during your fire risk assessment do something about it. Keep those gangways clear off all obstructions . The importance of Fire Alarm Maintenance in Fire Risk Assessments

When we carry out  Fire Risk Assessments for companies our Fire Risk Assessors commonly come across situations were fire alarms have not been tested weekly let alone serviced. It is a requirement of your insurance policy in most situations that you test your fire alarm weekly and have it serviced to BS5839-1 every six months. A certificate should always be obtained and it must be serviced by a competent person. We recently did a fire risk assessment in London where on of our fire risk assessors discovered that the alarm had not been touched for 15 years !!.  Fire alarms must be tested weekly and the events logged in your fire log book . Fire Risk Assessments – Escape Routes

The importance of escape routes in your fire risk assessment can never be overlooked. Our Fire Risk Assessors constantly come across situations during the fire risk assessment  process were escape routes and corridors are obstructed.  We recently discovered a situation when carrying out a fire risk assessment in London were bicycles where being left in an escape route. What most people don’t consider is that during a panic evacuation obstructions can become a major tripping hazard. This can be more the case when an escape route is filled with smoke and people become disorientated due to smoke inhalation. When we carry out your fire risk assessment this is why we always insist that any items which obstruct the passage of traffic should be removed to give clear access to an escape Exit .

Fire Risk Assessments London Flats

We get asked on many occasions from landlords and property. Do I need a Fire Risk Assessments on my London flat ?  Well the answer is yes. The “ 2005 regulatory Reform Order “ does require  you to carry out a Fire Risk Assessment on the common areas only. This means that in general only the hall ways and stairs need to have a Fire Risk Assessment. This must include any Electrical Intake cupboards. This is the law and you must comply and have a Fire Risk Assessment carried out .  We get asked from Landlords all over the country if this applies to them ?  The simple answer is yes. If the common areas are a joint responsibly then the cost of carrying out The Fire Risk Assessment should be shared out equally.

Can I do my own Fire Risk Assessment on my London Flat ?

The answer to that is yes you can if you are competent. If you are trying to sell your flat or apartment then the Solicitors may require that you get this done by  professional Fire Risk assessors such as SNG Fire.

Fire Risk Assessments. The Threat of Arson

The threat of arson should never been overlooked when carrying out a fire risk assessment. Any trained and experienced fire risk assessor will tell you that many companies don’t fully understand or appreciate the high fire risk that this poses. Most professional  fire risk assessors will be able to tell you that up to 80% off commercial fires are caused by arson or deliberate fire setters.

To add weight to this we can look at the  big fire in Leeds last month at Tradepak recycling plant which caused a massive amount of destruction and damage to the local environment. Arson was suspected !

At SNG Fire we carry out Fire Risk Assessments on a daily basis in London , Birmingham Manchester and many other big cities and come across theses problems on a daily basis.

When conducting a fire risk assessment a good fire risk assessor should look around the outside of a building for signs of rubbish or waste material being stored too close to the building. Rubbish is a favourite target for arsonists . All rubbish containers should be kept locked and at least 10 metres away from any building. Sadly our fire risk assessors see this simple but effective deterrent being ignored daily. If you have waste material stored near to your building you could be under threat. Move it or get it out of harms way.

Another observation made by  SNG  fire risk assessors when carrying out fire risk assessment is how complacent companies get to the internal threat from arson.  It is not only a threat from outside ?  It only takes a disgruntled employee to decide to deliberately set fire to the building inside !.

So remember the golden rule keep rubbish or waste combustible materials inside your building to a minimum.
